Since 27th May 2015 it has been a requirement that all letting agents provide clear information about the fees it charges to both landlords and tenants. Fees & Charges

Landlords

To provide a Let & Manage service we charge:

(a) Letting Fee: £175.00

The Letting Fee will be payable for each agreement granted to new tenants. 

The Letting Fee includes:

  • Agree the market rent and find a tenant in accordance with the landlord guidelines and the Right to Rent legislation
  • Advise on refurbishment & presentation of the property
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings
  • Market the property and advertise on relevant portals
  • Erect board outside property in accordance with Town & Country Planning Act 1990
  • Advise on non-resident tax status and HMRC (if relevant)
  • Register landlord and tenant details and protect the security deposit with a Government authorised scheme
  • Provide the tenants with the Deposit Scheme Prescribed Information within 30 days of the deposit being paid

(b) Management Commission: equivalent to 10% of rental received

The Management Fee includes:

  • collect and remit the monthly rent received
  • pursue non-payment of rent and provide advice on rent arrears actions
  • deduct commission and cost of other works and pay contractor invoices as appropriate
  • advise all utility providers of changes of occupancy
  • carry out two inspection visits per annum and notify the landlord of the outcome
  • arrange routine repairs and instruct contractors following landlord approval
  • ensure all health & safety documentation is in place and relevant paperwork is renewed as necessary

(c) Tenancy Renewal Fee: £35.00 will be payable on the occasion of each renewal of an existing agreement or where a rent increase has been negotiated.

The tenancy renewal fee will include:

  • Review rent in accordance with current prevailing market condition and advise the landlord
  • Negotiate with tenant
  • Direct tenant to make payment change as appropriate
  • Update the tenancy agreement
  • Serve Section 13 Notice where a rent increase is agreed and the tenancy is retained on a rolling monthly basis

(c) Preparation of Inventory

Charges for preparation of an inventory and schedule of condition are £40. This is only normally payable on the first letting unless there has been considerable change to the condition or contents of the property.

(d) Sale of Property

In the event of a tenant or prospective tenant introduced by The Agent completing the purchase of the property at any time, a commission will be payable by The Owner to The Agent equivalent to one percent of the selling price.

 

To provide a Let Only service we charge:

Our fee for the Letting Only Service is £225 plus £40 in the event an inventory needs preparing.

The Letting Fee of £225 includes:

  • Agree the market rent and find a tenant in accordance with the landlord guidelines
  • Advise on refurbishment & presentation of the property
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings
  • Market the property and advertise on relevant portals

Charges for preparation of an inventory and schedule of condition are only normally payable on the first letting unless the there has been considerable change to the condition or contents of the property.

Tenants

To apply for a property we charge a fee of £195. 

The application fee includes:

  • Referencing of up to two tenants in accordance with the Right to Rent Legislation
  • Referencing one Guarantor
  • Checking you in at the start of the tenancy
  • Checking you out at the end of your tenancy
  • Providing a reference to a potential new landlord or letting agent

Out of Hours Service

Where actions of the tenant result in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at £15 per hour
